This brief guide to the buying process won't cover all the do's and don'ts of purchasing real estate, but will help lay the foundations.

Finance

Establish your limit and seek pre-approval.

Identifying a comfortable limit will help guide you in your search for the ideal property.

The options available to you can be accessed through financial institutions and mortgage brokers. Ask them to explain the lending alternatives and the charges that will apply. It would also be beneficial to seek the advice of your accountant or financial advisor.

Budgetary considerations will include legal fees, pre-purchase reports, insurance, mortgage insurance, stamp duty, loan applications fees, moving expenses and utility connections depending on your circumstances.

Your Needs & Wants

Don't be overwhelmed by the task of locating the perfect property.

Break your needs and wants down for ease of research;

Property type - Do you have a preference for house, apartment, villa or unit? How many bedrooms are required? Bathrooms? Do you require a garage in preference to a carport and is there a need for additional storage? How many living areas would you prefer, do you want low maintenance gardens, level entry or would a fully managed strata with onsite manager better suit your life style or investment portfolio composition?

Location - Price range is a big determining factor when it comes to location. With this in mind you should narrow down your preferred locations with consideration to lifestyle.

Take into account the proximity of amenities like schools, transport, shopping, entertainment, parks, beaches and sports grounds. Lifestyle is paramount to you, and your tenants in the case of an investment purchase.    

Size and features - In addition to the pre-requisites of bedrooms, bathrooms, living areas and car accommodation, think about the features that are non-negotiable and those that should be on the 'wish list'. Think about your current home - what works for you and what doesn't… Is there enough storage, is the yard large enough for your children to play, do you have side access and is there enough room for a workshop or home office?

Once you have your list, ensure you rank the priority of each feature. Establishing the 'deal breakers' will save you unnecessary time.
