Under the Residential Tenancies Act NSW the owner must:
- Ensure that the property must be clean and fit and safe to live in and in a good state of repair.
- Maintain the premises in good repair and in a way that the premises remain fit for the tenant to live in.

Swimming Pool Maintenance & Safety Checklist
We recommend that our owners include a professional pool maintenance fee in the weekly rent. Tenants are responsible for the provision of pool chemicals, and the cleaning of the pool. The swimming pool checklist, developed by the NSW Water Safety Taskforce in consultation with local councils, has been designed to assist pool owners determine whether their pool fence or other barrier complies with the legislation. Under the Residential Tenancies Act the rental premises must meet required "water efficiency" standards if you are going to charge the tenants for water usage. We are happy to arrange on our our qualified plumbers to provide a water efficiency audit. A Compliance Certificate is then issued and kept on your file. A pest control for cockroaches, spiders and ant treatment should be carried out annually. If the owner is vacating the property where a dog/cat has been kept, a flea treatment is recommended
Pest Inspection Report
If you have a recent pest inspection report it would be great to provide us with a copy of the report. We recommend that all of our owners carry out a yearly Full Timber Pest Inspection. The results of this inspection will enable you to make informed decisions about future management of timber pests to your property.
Exterior Cleaning & Garden Tidy Up
We recommend pruning back any over hanging trees/vines, weeding of garden beds, mowing and edging of lawns and removal of garden waste. Pressure cleaning of driveways and/or paving areas if required.
Ensure that the property provides adequate security to enable tenants to obtain contents insurance for their personal items. Also it is recommended that all locks are secure and all operate effectively with keys.
Windows and Doors
Ensure that all windows and doors (including cupboard doors), open and close easily. All locks and keys must be fully functional.
Ensure 3 sets of keys, security swipe cards & remote controls have been provided to your Property Manager including keys for window locks, garage and garden sheds.
Council bins must be made available for tenants use. This includes red bin (general refuse), green bin (greenwaste) and yellow bin (recyclables).
Any appliances left at the property must be maintained ie: repaired and/or replaced if required. It is recommended that owners retain the original warranty and appliance manuals and provide a copy for reference by the tenants.
If the property is a unit or townhouse, 2 copies of the by-laws should be provided. One for the agent’s file and one for the tenant. Should the by-laws be changed/updated, please provide us with any new ammendments that we can pass on to the tenant. We also let the Strata Manager know the name & contact details of the new tenant.
We recommend that professional carpet cleaning prior to a tenant moving in. The tenant is required at the end of their tenancy to ensure that the carpet is left in the same condition from when they moved in. Having the carpets professional cleaned prior to the tenant moving in, sets a standard.
It is very important at the commencement of the tenancy, that the property has a PRE-TENANCY CLEAN. (See our office for a full cleaning list). We can arrange a pre-tenancy clean quote with one of our recommended cleaners. If we hand over the home with a high standard of cleanliness, we can ensure the tenants at the end of the tenancy return the home to the same standards of clean.
Window Cleaning - We require all windows to be cleaned including tracks and screens, prior to the commencement of the tenancy. We can arrange a quote for you by our experienced cleaners at very reasonable rates.
General Repairs & Any Safety Issues -Upon inspecting the property we would make recommendations as to any repairs/safety issues that may need to be addressed - prior to a tenant moving in.
